Maui Luxury Real Estate Photography

We opted to photograph this luxury lodging as dusk. It turned out to be the right call, as the lighting, feathery clouds and momentary stillness made for absolute magic for a brief moment.Sunsets are very fleeting in this location close to the equator, and the moment was lost in minutes.

Full-screen 360 virtual tours were used to present the luxury lodging in its entirety. We were able to show the open spaces and how the indoor and outdoor spaces melded in this beautiful retreat.

Once again, still photography was used to bring attention to the beautiful inside and outside spaces.

Once completed, a narrated video will evoke the magic and romance of this home that will beckon with a hint of drama, a dash of romance and with a promise of appealing to all your senses.

PanaViz was contracted by the firm of Hawaii architect, Jeffrey Long, to document and showcase this fabulous Kapalua Home.

This home is one of only 4 beachfront homes available in prestigious Kapalua, Maui. A contemporary architectural masterpiece, it was a pleasure to photograph this home. We tried to capture the ambiance, location, and the many architectural features of this luxury Hawaiian Retreat.

Our aerial 360 virtual tours capture the magnificence of the oceanfront setting of this fabulous villa. Our full screen virtual tours exquisitely showcase the 18 foot disappearing Sapele corner pocket doors, and the fabulous wood detail on the ceilings.

As with many luxury Hawaiian homes, the division between indoor and outdoor living spaces are blurred, and we were able to show the beauty of this home and its surroundings through a combination of architectural still photographs and HD virtual tours.

Hualalai Resort

*PanaViz* photographed this luxury home in the Hualalai Resort on the Big Island of Hawaii. We produced a series of 360 degree full screen virtual tours as well as a collection of still images to visually present this property fully.
We decided to shoot the virtual tours in the evening, primarily to showcase the exterior of the home, its glassy pool in the evening, and its proximity to the ocean. The 360 panoramas have a decidedly painterly feel to them.	Click to View Hualalai Resort
The architectural still photographs were shot in the day and at dusk. They showcase the many interesting spaces of this home, and the twilight images turned out very particularly well!

Maui Luxury Home

PanaViz showcased this ultra luxurious 2 acre estate with a combination of rich media. We created 360 degree virtual tours, high dynamic range architectural still photographs and a narrated video to tell the visual story of this luxury property. This luxury estate overlooks the PGA Kapalua Plantation Golf Course, and looks over the Ritz Carlton Hotel and out to the Pacific Ocean.
Our challenge was to capture this 6200 sq foot home in one day, with 3 different types of photography and in difficult lighting conditions. We opted to use panoramic photography to present the open layout of the property and to give a sense of the flow of the home.

Exclusive Maui Resort Home

This was an exciting property to shoot. This luxury rental has lofty, open spaces and an eclectic decor.

Our challenge was to showcase fully this 5 bedroom, 7 bath villa that rents for up to $60,000 a week. This home is truly unique, with sweeping views, gorgeous architecture, great decor and lovely artwork.

Real Estate Photography – Displaying Photos

For realtors, getting good visuals of their listing can be the easy part.

Hired a great real estate photographer = check.
Work with owners, staged areas, worked with photographer, home stager and stylist to ensure a successful shoot = check.
Received photos and other media from photographer = check.

Implementing your real estate photos, virtual tour and videos into your property site can be challenging. You need to work with your web development team to ensure that your new hotel photographs are displayed most effectively.

By all means have your photos distributed to the M.L.S and sites such as Zillow and Realtor.com in their prescribed formats and sizes. You don’t have a choice in how they showcase your property, and they are not necessarily trying to have YOUR property stand out.

But it is worth a few huddles with your team to get it right on your own site.

Display the images in as large a size as your website will allow. Full screen is best, larger monitors abound and bandwidth is cheap. Small images look like thumbnails on these behemoths.

If different types of media are produced, have them bundled so that they launch from one place with one mouse click.

Have team members view the images on various displays to test the color temperature. This is easily fixed, but do not rely on just your machine. Monitors have different color profiles, and a professional photographer is most likely using a color calibration software.

Make your media work on mobile devices, keeping in mind that Apple devices do not like flash content. Do this even if your site is not geared for mobile devices yet.

Have a contact or email button directly on your media. Helpful if full screen display is chosen.

Ensure that potential home buyers do not leave your website in the process of looking at your visuals. Often a mistake made by smaller agencies

Challenges

Smaller agencies or realtors may use templates that do not let them make customizations easily. Conversely, larger real estate companies tend to shoe horn all their properties into a generic corporate template.

Real Estate Photography Tips

PanaViz produces media for hotels, resorts and realtors. The hotels have a much larger marketing budget than vacation home owners, but we are creating the SAME content for both of them (at different price points). Where they diverge is the implementation.

Hotels take our large format images, virtual tours and videos and display them prominently on their web sites in LARGE formats. Virtual Tours are easily found, usually on the first page. They distribute images and media through third party sites, in large formats if possible.

Realtors often take our high resolution images and scale them into itty, bitty sizes for their sites. MLS sites degrade these images even further.

Here are some suggestions on how to best implement you visual assets.

* Large Images

Even Facebook takes images up to 720 pixels wide. Put a link to a slideshow, preferably linking to your own website, that displays images gloriously in full screen or a big format. People have larger monitors now, and small images look like thumbnails on some monitors.

* Professional Photography

Your listed home images should be vibrant and crisp. They should be staged with touches such as flower arrangements, set tables and more. Professional photographers ensure that vertical lines such as wall corners remain vertical in photographs. The photographer should strive to capture the mood of your place.

* Visibility and Accessibility

Videos and Virtual Tours as well as still photos should be implemented on the page describing the property. Your potential clients should not have to click more than 2 times to get to your media.

* Competition

Have your own website. Showcase your home with quality, well staged photographs and rich media. Have well written, search engine optimized content. If you are listing your property on a site that allows links, link back to your own site. There you can expound on the benefits of your home instead of distracting the looker with other homes in your area. Promote your site on as many venues as possible. Facebook, booking sites, twitter and more.

Most homeowners now initially begin their search online. Give them the visual content that will make them come and see your listing in person.
